In another sign of the Kingstonian project’s coming out of hibernation, the Kingston Planning Board approved last week a plan to demolish Herzog Home Center’s Stockade District warehouse and build a new 18,000-square-foot one at the Kingston Plaza.

The demolition is part of the prep work for constructing the Kingstonian, the controversial mixed-use plan for a large chunk of Uptown Kingston, including the city’s parking lot there. Developers – among them are Brad Jordan of Herzog’s – plan to put up apartments, a hotel, a parking garage and retail space centered at the intersection of Wall and North Front streets.

The project was represented by Dennis Larios, the president of the engineering firm Brinnier & Larios at the meeting. Larios said the warehouse will be primarily designed for climate-controlled storage of materials such as paints and kitchen cabinets.

The building, according to Larios, will also be designed to meet Kingston’s NYStretch Code which mandates construction and major renovation requirements roughly 10-12 percent more energy efficient than the baseline state Energy Conservation Construction Code. The exterior will have the same green color scheme used at the existing lumber yard with a tan or gray roof.

City Planning Director Suzanne Cahill said as the site for the new warehouse is located in a floodplain, the applicants must secure a floodplain development permit, which, Larios said, his client has agreed to. The applicants will also have to reduce the power of exterior lighting on the site.

The planning board unanimously approved the project. The applicants will finalize plans with the city engineer’s final sign-off with required notes from the Kingston Water Department and submit cost estimates to establish a performance bond.
